The Seller’s Guide to the Final Walk-Through

If you’re in the closing stage of the selling process, then you are nearly at the end of the road! Congrats! The final walk-through is an important part of this process, and our friends at HouseLogic have created an easy to follow checklist to ensure that it goes smoothly!

Clean house

Your home should be spotless for the final walk-through. Assuming the buyer will be taking full ownership on closing day, you should be fully moved out and the home should be deep cleaned.

Leave owner’s manuals and warranties

Providing manuals and warranties for any remaining appliances will help to make the buyer’s life so much easier.

Provide a vendor list 

Leave a list of contact information for contractors or maintenance companies you’ve used in the past. Since these vendors will already be familiar with the home, it will likely be a huge help to the new owners.

Check for forgotten items

Do one more thorough check and make sure nothing has been left behind. There is one exception to this rule, however: you may want to leave unused or leftover paint cans in the colors currently in use within the home. Just be sure to confirm this with the buyer first!

Turn off water shut-off valves

With the buyer’s permission, turn off your home’s main shut-off valve 24 hours before closing. Nobody wants to deal with a surprise flood right before closing!

Lock up

You are legally responsible for your home until the closing process is complete, which means you will be liable if a break-in happens before closing. The day before closing, make sure to close window coverings and lock entry doors. It’s a good idea to leave a porch light on, as well.
